Panama offers beautiful beach front properties as well as properties that are just as beautiful, but not on the water. Not only are many of the properties beautiful, but they can also be very affordable for investors and individuals alike. In addition to being affordable, most of these properties, when kept up, appreciate very quickly, allowing those that buy them to invest and then sell for a profit in relatively little time.</p>
<p>One of the things that draws many home and property buyers to the real estate market in Panama is not only the surroundings, but also the tax incentives. There are many tax breaks for those that buy in Panama, and for many the tax benefits are enough to have them consider Bocas real estate as well as real estate in other areas. When you buy property in the area and you plan on building a new dwelling you will benefit as there are no taxes on the dwelling for 20 years! What this allows for individuals to do is buy property that has not been built on quite cheaply. </p>
<p>The property that has already been purchased is worth more than it was just six months ago, because supply and demand simply are not balanced. There is still property for sale in this beautiful province, and it includes residential as well as commercial property. This means that there is something for everyone, and this will always be a great place to buy as well as sell property. This province on the Caribbean will continue to be a great place to buy Panama real estate in the future, though the prices will probably continue to rise as more and more people want to buy and there is less and less in the way of available property. Panama real estate has never been more prime, and when you buy in an area such as Bocas you are almost guaranteeing a successful investment.</p>

<p>On a daily basis there are foreigners inquiring and visiting the this isthmus of Central America with intentions to buy properties. Investors have choices of beachfront properties, mountainside highlands destinations, and real estate in Panama&#8217;s city skyline. As there are demands for real estate investment in Panama, the prices for properties are correspondingly rising. In fact, it has been anticipated that real estate market in Panama will continue to increase at about 30 to 40 percent by the 2010. Foreigners may buy and sell land in Panama freely and there are no restrictions. There are a few things that should be understood about the purchase process in Panama, though, before jumping in.</p>
<p>Panama has the highest per-capita income, the largest foreign investment and the most highly developed economic infrastructure in Central America. Panama has for some time now been in a privileged position, not just in Central America, but in the western hemisphere. The Panama Canal, built at the start of the 20th century, turned this tiny tropical haven into a major shipping hub for the world&#8217;s ocean trade. With the Canal came foreign business and residents, infusing the sleepy paradise with a new energy and bringing the momentum of modernization to Latin America.</p>
<p>There are two types of property that investors will usually look at in Panama, freehold and right of possession, or ROP. Most of the properties for sale are freehold and you should not have any problems as long as the proper due diligence is done. Right of possession land or property is much like squatter&#8217;s rights though. There is no official title to the property and it can not be used as collateral for a mortgage. It is perfectly legitimate to buy and sell this property as long as the legal claims are clear, but be aware of it before doing so.</p>
<p>Once the Promise to buy has been signed, the investor&#8217;s lawyer will carry out due diligence and title searches. Panama has a Public Registry for titles and is pretty reliable, but a good lawyer will look further than that to make sure everything is okay. If the title search is okay and all conditions have been met, then the final contract is drawn up and closing takes place.</p>
<p>Consider Title insurance a protection against loss arising from problems connected to the title to your property. Properties typically go through several ownership changes, and the land on which it stands went through many more. There may be a weak link at any point in that chain that could emerge to cause trouble.There may be unpaid real estate taxes or someone that feels that has a right to the land. Title insurance covers the insured party for any claims and legal fees that arise out of such problems.</p>
